Just thought I'd share a bit of a blurb from listing of a nearby home... Guess which line made me chuckle considering the extreme commercial rents.

One block to the gym and all stores, cafes and restaurants. Church Avenue just may be the next Seventh Avenue. Two blocks to the F train and two stops to Park Slope. School district 15, P.S. 230. Situated on a quiet tree-lined street.

At least they said 'may be'. It certainly has the potential and the people who would utilize it!
